Use & Ownership
Residential Use Only: Each lot is for one single-family home and one matching shop (up to 1,600 sq ft).
No Rentals for 1 Year: Owners must occupy the home for 12 months before renting. No rentals under 30 days; vacation rentals (like Airbnb/VRBO) are not allowed.
No Commercial Use: Home-based businesses are okay if discreet (no signs, traffic, or employees outside the home).
No Further Subdivision: Lots can't be split into smaller parcels.
Design, Construction & Appearance
Design Review Required: All home, landscaping, and outbuilding plans must be approved by the Design Review Committee (DRC).
Minimum Main Floor Size: 1,600 sq ft of livable space (not including garage, porches, etc.).
No Modular or Log Homes: All builds must be new, stick-built, and on permanent foundations. No metal buildings.
Setbacks:
Front: 25 ft
Side: 10 ft (25 ft on a street-facing side)
Rear: 20 ft
Roof Pitch: Minimum 4/12 with approved materials.
Fencing: Must be approved. Only white vinyl (non-street facing) or decorative black metal (front) allowed. No wood, chain link, or front yard fences.
Garage/shop must match home in color and material.
Yard Lighting: Required in the front yard.
Construction Timeframe: Must start within 1 year of plan approval and finish exterior within 1 year.
Landscaping & Lot Care
Landscaping: Must be completed within 9 months of occupancy. Park strips and stormwater ditches must be grass (no rock or mulch).
No removal of natural features from other lots or common areas.
Lots must be well-maintained: Clean, orderly, and aesthetically pleasing.
Parking & Storage
No street parking over 24 hours.
RVs, boats, trailers, etc. must be stored inside an enclosed structure.
No pods or temporary storage longer than 5 days.
Driveways: Must be concrete or asphalt.
Pets & Animals
No livestock or poultry.
Dogs, cats, and typical household pets are okay but must be leashed when off the owner’s lot and not cause a nuisance.
Utilities
Individual Wells & Septic Systems are required, installed and paid for by each lot owner.
Underground Utilities Only. No overhead lines.

Required due to local nitrate levels

HOA
HOA Dues: Set by the board, currently not specified. Capped at a 15% increase/year without majority approval.
Initial Capital Assessment: $500 due at closing.
