  1. Bridge Loans: Use your current home’s equity for a down payment on your next home. It is short-term but worth exploring if the timing is tight.
  2. HELOC: Tap into your home’s equity with a Home Equity Line of Credit before listing. 
  3. Sales Contingency: List your home with a contingency that gives you time to find your next one. (Some buyers are willing to wait.)
  4. Retirement Funds: Borrow or withdraw from your 401(k) or IRA (with tax advice from your accountant!) to bridge the gap.
  5. Gifts & Co-Signers: Tap into financial help from family, friends, or employers to make your move.
  6. Rent Your Current Home: Convert your home into a rental, capitalize on rental income, and move forward with your purchase.
  7. Strategic Deadlines: Negotiate a longer closing to buy yourself time to find your next home.
  8. Post-Closing Occupancy Agreement (aka "Seller Rent Back"): Stay in your current home after closing while looking for your next one. Buyers often agree to this!
  9. Third-Party “Home Swap”: Use a service to buy your next home without contingencies and sell after moving - yes, like the ones that advertise on TV.
  10. Move Twice: Not ideal, but a short-term rental situation can give you breathing room to find the perfect next home—and even test out a new neighborhood!
